Am I required to make my property available to Section 8?
No, this is at the discretion of each owner. However, Beach Rental Group does work with the local Housing Authority -
Are you licensed?
Yes, our staff is licensed in Property Management through the State of South Carolina Department of Labor, Licensing and Regulations Real Estate Commission. We are also members of the National Association of Residential Property Managers -
Can I reach you after hours?
We can be reached after hours in the event of an emergency -
Can you put the money directly into my account?
Yes. Owner payments are issued through direct deposit and processed on 10th day of each month -
Do I get to see the lease or sign it?
Beach Rental Group signs the lease on the owner's behalf as Agent for Owner. A copy of the lease can be viewed on the owner portal after it has been fully executed. -
Do you handle short term rentals?
Beach Rental Group does not, however our sister company myBeach Vacation Rentals does. Give them a call at (843) 516-4000 -
How and when do I get my checks?
Owners do not receive paper checks. Owners monthly rent is processed via direct deposit on the 10th day of each month. Funds are generally available within two to three days of processing. -
How is rent collection handled?
Tenants submit payment electronically through their Tenant Portal or via money order to our office. -
How long of a lease do you sign?
Typically we sign a one (1) year lease, but will also sign six (6) month and two (2) year leases as well. -
How much security deposit do you charge the tenant?
Security deposit is equal to one (1) month rent. -
How soon can you start managing my property?
Once the management agreement is signed we begin management immediately. -
What type of properties do you manage?
Single family homes, Townhouses, Condos, and Multifamily properties. -
What type of reports do I get and how often?
You will receive a monthly owner statement with a breakdown of income and expenses. You will also have access to an Owner portal where you can create various types of reports. -
Who holds the tenant security deposit?
Beach Rental Group holds the tenant security deposit in a non interest bearing trust account. -
What areas do you manage properties in?
We manage long-term rental properties throughout the Myrtle Beach area, including North Myrtle Beach, Conway, Surfside, Carolina Forest, Little River, Longs, Murrells Inlet and more. -
What types of properties does Beach Rental Group manage?
We manage single-family homes, condos, townhomes, and small multi-family units for long-term rentals. We also manage the Shepards Cove / Bayshore Townhomes in Little River, which has over 80 townhomes. -
How long has Beach Rental Group been in business?
Over 11 years! Beach Rental Group has been in business for over 11 years now growing from managing just a few condos to now helping many more Investors and Homeowners reach their property goals. -
Does the state of South Carolina require a Property Manager to be licensed?
Yes, the State of South Carolina requires you to have Property Management licensure or be a Broker-in-Charge to manage a property. This would include tasks such as leasing and rent collection which is held in a trust account by the property manager. There are exceptions to this rule such as if you are the owner of the property. -
Do you manage both long term and short term rentals in Myrtle Beach?
Beach Rental Group focuses on long term rentals, but we do have another department, myBeach Vacation Rentals (insert link), that manages short term rentals. -
How many people work for your company and what are their roles?
We have a team of about 6 team members that work inside the daily property management organization. The team has a great mixture of experience from our lead property manager and hunger from our leasing agents. The roles include a director of operations/ lead property manager, leasing agents, maintenance coordinator, and lead inspector. -
Is Beach Rental Group properly insured?
Beach Rental carries professional liability, general liability, umbrella, workers compensation, automobile, and cyber policies - all with minimum $1,000,000 limits. -
Does Beach Rental Group sell Real Estate in Myrtle Beach as well?
We do not at this time. We focus on one thing and doing that one thing very well. However, we do a great list of Realtors that we work with and can refer you to. -
How do you determine the rental rate for my property?
We analyze market trends, seasonality, comparable listings, property condition, and location to recommend a competitive rental price that attracts qualified tenants and maximizes returns. This is one of the most important steps in marketing your property as it is important to rent your property quickly at the highest possible rental amount. Too high and your property can sit, leaving months of lost rent. Too low and you may miss out on extra cash flow that could help your return on investment (ROI). -
What is your property management fee?
The management fee is a percentage of the monthly rent. This will vary based on how many rentals we manage for you, but typically you can expect to pay about 10%. Multi-unit properties or large portfolios are treated on a case-by-case basis. -
How long does the property management agreement last?
Our management agreement is a one year term, but we do believe in having a successful partnership with our client and if at any time you don’t feel this way- you can leave the agreement with a 60 day notice. There is a $200 termination fee. -
How do you handle maintenance and repairs?
We have an in-house maintenance coordinator that can handle minor work orders such as receiving shipments or minor repairs. With more significant repairs we coordinate maintenance through our network of reliable, licensed vendors. Owners are notified for major repairs, and we aim to resolve issues quickly to protect your investment and keep tenants happy. -
Do you handle evictions if necessary?
Yes. While evictions are rare due to our thorough screening process, we handle the entire legal process from start to finish if needed. This is a major benefit to owners as we are well-versed in the South Carolina Landlord-tenant laws and very capable of managing this process. -
Do you offer online access for owners?
Yes. Our owner portal allows you to view financials, lease documents, maintenance history, and more—24/7 from anywhere. -
How long does it take to lease my property?
Leasing time can vary depending on market conditions and property readiness, but most properties rent within 30-40 days of listing if priced accordingly. It’s important to price the home correctly so that we can rent the home in a timely manner. Otherwise, the longer a home sits on the market, the more difficult it becomes to generate new interest. -
Do I need to have a property ready to rent before hiring you?
No. We can assist with recommendations or coordination of any repairs or upgrades needed to make the property rent-ready. We are happy to provide recommendations that may improve the rental potential as well. We rent properties frequently and have a good pulse on what current renters are looking for. -
How do you handle tenant communication?
We act as the main point of contact for your tenants, handling all questions, issues, and emergencies on your behalf. You can relax while we handle all communication, requests, or complaints. -
Can I switch to your company if another property manager is already managing my property?
Yes. We can help you transition smoothly by reviewing your current contract and managing the hand-off process. -
Do you provide year-end tax documents?
Yes. We provide a 1099 and an end-of-year annual income/expense report to help with tax preparation.
